As a compromise, you can have a wrap that goes through an escrow company.Sellers are only going to sell on a sub2 if they are motivated.

It is good to be excited and motivated, people are here to push you to action.

Check his motivation......doesn't sound too motivated.......but if he is......run the numbers......make sure it makes sense

Motivated people CAN'T be collected into a list.

If they're motivated they will talk themselves down, sometimes to terms you would have felt embarrassed to offer them.
