It must go far beyond the scope of just, driving around and saying to my self, "hey this looks like a nice area".I guess being a native i know where to stay away from, but native or not, its all speculation.I need real data.Can you or anyone on BP point me in the direction where i can start to look for historical data and statistics of neighborhoods ?

I'm a "data" kind of guy so I get all the resuilts and do analysis to see what the competition is doing online, what types of properties fget the best rates, etc.  

They can also send data to a remote computer / server so you can check on temps vs. time, water flow vs. time, etc.I think if you offer internet service to your tenants this would be a nice way to keep an eye on things (as you need an outbound connection to report stats).

Most folks get discouraged.I like you had a full time employee that created my data base we had every foreclosure in 4 counties in our data base and all bids and postponements were tracked..
