Hi all, EU based investor here looking to do flips and buying rental properties.If we form an LLC with a mix of resident and non-resident members, will FIRPTA apply?

I am looking at buying my first STR in Topsail/Surf City this year.

Since I'm not buying properties in cash (nor willing to accept a commercial rate for a conventional deal) I am doubtful of deeding property to a Holding LLC after close - it seems risky (and wouldn't that pierce the corporate veil already?).

Or made the terrible decision to buy it in your retirement account. :-)If the point is just to have cash you can do a cash out refi and get 75-8o%.

Is labor usually $30 a board, plus you buy the supplies for them too?

It turns out that even though you are buying a subscription, QB Online only allows one entity per subscription.

@Michael Bishay you're mistaken if you think buying S8 rentals will make your portfolio easier to manage and more profitable.You're just trading one set of problems for another.But, you probably won't heed this advice:(So, yes, seeing if/how any Class C tenant has trashed their current home, will give you an idea of if/how they will trash yours is a great screening tool.We've been doing this for almnost 2 decades.The COVID mainstreaming of Zoom has made it so much easier!
