(The water was in their name, and they paid it, I have no idea how much it was.)Teach your tenant, and this may be something to mention to people during your move in talk -- you are responsible for utilities -- our toilet is in good operating condition, but be aware of this common problem with toilets (or any others) so it doesn't become a problem during your tenancy and cost you money.

I like to be made aware when a new lease is signed, when a property is vacant, when one of my tenants is delinquent and what the staff is doing about the delinquency.A simple email with that information is fine for me as an investor and that is what I provide to all my clients as well.

Everyone just says they are not aware (ie no one ever tested it). thats what our seller did and thats what i did to renter.now renter is worried that lead paint can cause health issue for kid. she wants to get it tested. my realtor says that u will always get a result as positive. however, since this has been painted multiple times over it shouldn't matter unless the paint is peeling.
