I bought a 2 bed 1 bath out of state (Kentucky) the property has a basement area and attic.

I have a basic 'Rent Estimator Tool' question.When estimating rent for a multifamily property (for example 2 units of 4 bed 2 baths) does the rent estimator show rent for just one unit or for the entire property? 

Sorry if this is a basic query but I have differing views since one contact mentioned it is better to assign deed to my individual name (to match loan) and then move it to trust AFTER closing....however, I am not sure about the complications there since my CA attorney told me that process will need confirmation that title insurance will still honor claims for property transferred into the trust.

For context, my rental is a basement 1-bedroom "long-term" rental that is furnished at $2200/month.

For example you could house hack a duplex in east nashville with a basement.

I feel that if I call a basement waterproofing company, they are going to try to sell me a product that I may not need.

Using a WL policy is a long term strategy for sure, and best if you can start with $500 or more monthly in my opinion for the policy to make sense to fund REI.When just starting out, there are other priorities in my opinion to focus on to build up a base, like emergency fund, payoff debt, budgeting, etc.
