It was very block by block price wise with Zillow which for me doesn't paint an accurate picture. 

don't close on loan to buy until you have refi approved and cost nailed down other wise you do as you state take on risk

This will give you the information needed to make a decision income wise.  

What will help bring up the value the most.Maintenance wise I really haven't had any issues with it.

A question for investors, realtors, etc in Florida-- I've been reading Investing Wisely by Alan Lee and at one point in the book he says that financing is easier/quicker to get during the winter months than spring/summer because summer months are the busiest house buying time of the year.

By just having him on our side we were able to overcome many issues as he provided very wise counsel which ironically our attorney never did.

You'd just want to do a really really really good job of securing it.This sounds like a good house for you to list with @James Wise , actually, so he can make a video of it and probably sell it to some other non-local investor for considerably more than you paid for it.

I had a session with one of the CS representatives of Mashvisor, real estate analytics software, and everything looks good in terms of all the data that they provide, in order to make a wise decision on where to invest, occupancy rates, cash on cash forecast and more.

A wise investor can quite easily do business outside the statute cited.
