That's why a lot of cities and counties don't want any more mobile home parks now a days, as the parks are typically large drains on education, water utilities and the city/county sees very little back in the form of property tax because they can only tax the land not the homes as the homes are mobile.

My broker brought me a deal for a Tri-Plex , I’m wondering if you all think it’s worth pursuing.Here’s the breakdown.Purchase = 200kRehab = 20k2 units rent would bring in $750ea1 larger unit would bring in $1000Not a lot of property maintenance in terms of landscape.Estimate on Water, trash would be $200Estimating 5% vacancy costI would not be using a property management company to start.The ARV would be apt 300k.Thoughts on this deal?

For example, if the roof is remaining, I would remove the shingles (unless your are layering them) and make sure there is no sheathing/plywood to replace or any other 'unexpected' damage then you are more certain of your costs.

I would go on eBay and buy a couple fake 15$ security cameras and mount them up in the corners of ceilings under them leave a sign that says overloading the machines damages the units .Then it will be at operators expense and cameras are in use to verify .
