In your experience as someone who understands real estate analysis at much greater depth than I do, what are the main factors to look into?

Just to understand the process better?  

I understand now that this is likely because I am looking in areas that are too 'nice' that are selling at a premium, and I need to focus on towns a tier down from there. 

I spent a lot of time to learn and understand our housing market. 

You need to make sure you understand multi-family properties and how they differ from single-family, so that you can evaluate a potential investment.

My  understanding of abandoning means to leave and go away. 

I understand basic real estate(thank you bigger pockets) and I am building good capital through my salary as a 26yr old with time on my hands.

I have found several standard brokerages that are very investor friendly tho even with the E&O.

another maybe odd thing i worry about is it's a bit in the country, with 4 doors right next to each other i worry the tenants could fight, drama, drug deals, noise complaints, i have no idea but it just seems a bit strange. the layout just seems very conducive to drama, 4 door out front literally spaced ten ft apart with nothing else directly around and one big parking lot out front.another concern i have is, i understand there are laws limiting how many people can be in apt. these being 1 bed 1 bath, thats room for what 1 couple, and one child at most?
