You can do this by limiting "overnight guests" to a certain limit per month without becoming the morality police.Most traveling nurses I have known work the night shift, so be sure you can accommodate day sleepers with a quiet house and room darkening shades.

I don't think this is a tell of where the CAP's are going but a shift to encourage safer investments.Big box stores (Walgreens, Sears, etc.) have been deploying on a 4% CAP for 25+ years.

Yes for the little houses J is definitely the person in Atlanta.I am on the commercial side of things (large multifamily, retail, etc.) and do not mess with the SFR.I can tell you from living in Georgia all of my life that SFR the percentages from investor purchases to homebuyer purchases has shifted.
