As a local RE investor, the key is: 1- buy well, 2- add value, 3- don't over leverage, and 4- ride the market twists and turns.

I personally like following the big developments in town and riding the wave.

My goal is to own property but it has to cash flow and I'm okay riding out the slowdown until rates come down or just breaking even for the short term as long as my expenses are getting paid.

And also I have heard other syndicators say things such as "Wow it's gonna be a rough ride for newbies who got short term bridge loans or variable rate financing--and we expect to buy from them when they sell in the next year here!"

If they don't budge, then you know they will ride it out as far as they can… At the end of the day, we have been in this situation multiple times, and as long as you did not sign a 'release of contingencies' document, even if the timeline expired, most of the time, you have the right to your money back.

After that I moved to Los Angeles to pursue my real passion, and I gotta say it's been a fun ride here.
