The ease of management, quicker turnaround if you have to do an eviction, and simpler inspection requirements make it a little nicer from a management perspective.

If you can increase your rent by a few hundred dollars per month, it would start to look interesting, with a fast pay back of costs, and a quicker path to (profit) return on investment.Building materials are extremely inexpensive (in my opinion) compared to the cost of skilled trades labor costs.  

-Several insurance carriers have implemented a multifamily surcharge -High utility bills if not separated by tenant (think boiler or water/sewer) can eat profits quicker than you'd think. 

Also because of the "internal traffic" meaning more people coming and going, residents, relatives, etc. some things may wear out quicker.

I'm also thinking that if the test comes back positive, it will entice the judge to get these people out quicker if they really are concerned about their kids.

Hi BP Community,Although there is so much info on the BP website, I was think that taking a course from someone who is actually doing lien investing would be a great idea so that I can move much quicker in investing quicker.  

Since I've changed over to this new design, my properties are selling much quicker and for a premium.  

Financial credit checks can be quicker, but if you are getting a nationwide criminal search it does not surprise me.

The ARV for comps in the area make it a decent spread but i would of liked to be able to do that becuase i see the homes like this all the time and if i can have a quicker way to estimate that would be really nice.
