May I suggest that you look at upgrading your account so you can provide a little more information about your company (name, logo, contact info, etc.) on your profile and signature lines.

Unless this is a buy and hold forever and you’re banking on appreciation it might be a non-starter.I’m not trying to discourage you but from your profile it looks like you’ve done a few deals and so unerstand the math...herd the numbers ;)As for having the seller carry a 2nd most real estate attorney’s can draft something for a minimal amount.

Generally speaking, you would need something positive about your profile to have a bank lend to you....meaning, strong assets....or even the property being rented.
