@Russell Brazil yes, both products can be used for 1-4 unit properties. 

A cheap, and easy way to tile countertops is using a product called Musselbound at lowes.

If you want a better rate you’ll need to finish the project and then refinance into a traditional residential loan.You might be better off going commercial or working with a lender that does both commercial and residential who can move you through different products (pre construction/post construction).

Keep in mind the characteristics of these types of loan products (balloon payments, etc.). 

I am thinking your product is on the high side of that since you deal in the top part of the SFR rental space.. when your not doing apartments.
