Please help me analyze this deal 5-Unit Deal
Hi All,
Any feedback is appreciated. I received feedback on this one yesterday and have made adjustments. I don't have anything listed for water and sewer or garbage, because I am returning that to the tenants with a flat fee. So I added that fee as additional income. Rents are currently below market rate. I also increased Capex and put Property Management at 20% because the building is older and repairs may be more frequent and the PM will cost more than me doing it myself. Thanks so much!
