Just me- I would be careful taking over notes that were contracted for after the safe act and were not produced under the safe act guidelines.

(The reason I want to sign before is because in that case I have the upper hand,  if not I might be in trouble by bejng busy later on) 

However I've been told that because of strict underwriting regulations the larger institutions we'll have trouble looking past this.

There are some Duplexes that could potentially offer value but doing a BRRR on a duplex in that neighborhood is just asking for trouble.

That is a recipe for trouble.

I've also read this in some places, but I'm having trouble locating the explicit law.

Note that this guy only got in trouble specifically because he had pretended to be a broker, had he not done that it would have been lawful and allowable for him to pick the higher interest rate option for that particular consumer because it paid him more.

I go to local meet ups and meet plenty of lenders and wholesalers that could probably send you properties to look at, though I’m having trouble finding anything in my criteria.
