Demand is incredibly high right now because we've had decreasing interest rates for several years (just had a big drop in the spring of 2020) and everyone with assets feels rich because all asset prices are rising every day.

The returns per unit should be at least $400/month and the RE should produce a >20% return. 

The rate should be closer to 10% and the seller is actually loosing money since they could have taken the funds and easily invested it somewhere else, even the stock market with income producing funds, and obtained more money with less risk.
