The possibility of closure or realignment is a unique risk, but one that can be mitigated (not eliminated) by doing your due diligence.You can look at the 2005 BRAC list here:http://www.brac.gov/docs/AppendixCFinalUpdated.pdfI would also read the local paper and whatever other media is available about the base you are interested in investing near.

I was supposed to be on active duty orders for the next 6 months, but my paper work was stuck on someone's desk for a month, so now my orders are pushed back until October.

Yesterday I was signing my closing papers for a refi on my primary and my mortgage broker mentioned that Fannie Mae has just changed their rules about 2 years minimum to count rental income.

I came up with a program in 2010 to write low LTV loans with a 12% interest rate and then sell the mortgage note to a passive investor rather than holding the paper with the company I wrote the loan through.
