yes, this requires some math - but that's your actual capex.  3% a year probably won't cut it.and - i don't know this market, but i'm skeptical that something turnkey will actually cashflow $600-900 a month. 

On top of that most lenders require you to show  6+ months of reserves. 

I am in Boerne but I do think there are a couple that meet monthly in San Antonio and in Boerne, or they used to, but I am sure someone on here can give you some better info on when and where they are.

So, I am not sure how I would pursue damages and unpaid (2 months rent) if I wanted to.In hind site I should have kicked them out, but I didn't - lesson learnt.

I say you don't need to consider security cameras (or even trail cameras)- but you could put fake ones out or if you had wifi on site o(r wanted to go the sim card/monthly route), that's not an expensive option either.
