If you are running into this, the people you are engaging with perceive you as a Newbie and don't want their time wasted or don't have the hustle it requires to work with a new Inventor.

We all should do what we can to minimize the suffering.  

I started off taking a hard line with a couple of my tenants this week that just notified me of not being able to pay this coming months rent but now see that I will most likely encourage my 200 plus clients who’s properties I manage to work with their tenants so as to avoid losing a good tenant, avoid wasting time and money in legal fees on a tenant that they’ll be stuck in court with for who knows how.

If I find anything false in the application, I deny it.i also don't waste time chasing people down and asking for additional information.

I've never spent a % on anything...don't think I ever will.Maximize the cash flow, minimize the actual cost (out of pocket...the only cost that matters), and that number should offset a specific monthly cost(s). 

Some will think it is a waste of their time, so keep asking until you get 2-3 that will give you some kind of a price.

Nothing that requires permits, the city, or a bank (for REOs) to complete and with very short timelines (which I'm prepared to minimally double). 

Cats have minimal issues unless they start urinating outside the liter box.  

I would like to start a conversation that addresses the following points:What can we do to minimize the risk of missed rent payments?

I am wondering if I am wasting my time trying to analyze these deals or trying to find rental property deals if it is unlikely that I will be able to find a tenant.
