As for cap-ex, maybe you don’t need a massive reserves fund but over the looooooong term, the bill comes due :) If you gross rent is $1,000 and the cap-ex holdback is $100/month and a re-roof is $8K in 25 years then 6.7 years of that cap-ex holdback will go to that.

From a liability position, this can become a massive issue for you as a landlord.

DSTs typically have massive internal fees, a very inefficient utilization of capital in my opinion. 

Following the massive Samsung development in Taylor, Texas outside of Austin, Prologis and Skybox have announced the purchase of 225 acres in Hutto of Highway 79 to develop a "world-class collection of data centers."

We have done our fair share of rehabs, flips & new builds & my wife has me on a tight fiscal leash but we do it all ourselves or GC it.

While our real estate holding might be "negative cash flowing", that's probably a near-term issue, and ignores the underlying massive benefit to our investment:  Other people are paying for the bulk of it, unlike our IRA or 401K.

We will keep watching but we would need a massive increase in supply or the 30 year fix to go to 7.5% again to slow things down.
