A lot of historically bad areas like Compton and Watts have really calmed down and are seeing major appreciation (Watts has been crazy for that the last two or three years), and there can be good opportunities.

My question is would you suggest online classes or a class room setting for learning and preparing for the test?

One area which has seen a major transformation is Patchogue, NY.

If it rents they collect a majority of the airbnb income and if not it is a loss to them.

Hey Keith McMiller I don’t know the qualifications needed to be an appraisal in your state but if you knew how to appraise you would definitely be ahead of the greater majority of newbie investors.

I've known a few people who have lived in Indy and my non-REI employer has a major division in Indy. 

But apparently the majority of this building is already sold out, with over 50% of the units being investors.I sent an email to the agent that had taken us through the presentation - and she agreed the numbers were likely accurate but I should be looking at this with a "long term view of the price appreciation and someone paying the majority of my rent".I'm wondering what the consensus is on 1 bedroom condos for renting, and the idea of negative cash flow?
