Based on what I've learned through my research so far I would not buy a CA property just for Airbnb, unless if it's somewhere where I could potentially use it for a long term tenant if things were to change.. but this is a little different. 

We have had a Strctural Engineer out to the property and while we don't need to conduct repairs within the next 5 years or so, we will need to address both of these things at some point and it will likely cost us about 100k.Any advice on selling or holding for the long term?

The borrower was overqualified, the property was cash flow positive, I approached a local lender and due to the strength of property and borrower they provided essentially conventional terms of 25% down on a 25 year amortization where as other investors could only consider the transaction as cash. 

Getting into the story behind this one..This deal was sourced from a large corporate wholesaler (no names) Originally listed as 179,999 as a "wholetail" deal with an "ARV" of 250,000 I walked the house and estimated it needed little in terms of repairs, though I knew a realistic ARV was between 215-230 However, there were tenants in the house without a lease agreement with the current landlord.

I am wanting to invest 100% into real-estate whether it is flip and sell and/or long term rentals. 

You either need to be in it for the long run or get out IMHO.

She sent me this long formal letter asking me to change her annual lease to month to month because she is seeing roaches in the unit.  

You lease it for whatever you advertised it for on the initial term and jack it up to the maximum a year for now when they renew.

I believe this is a game of being patient --- long game of 5-10 years to see cashflow especially if you are financing.
