I have found that tenants can somehow afford the latest i-phone, new cars, vacations and more but any increase in rent is deemed a burden (and it is on their lifestyle).Make a business decision and stick to it.

Co-Keeper is only available on iphone but we love it for managing our cleaners

I don't know what platform you are using but on the iphone app you can easily go in and see your missed, received, etc.  

I used the 'search' function to only search through the forums on my iPhone and it just brought up some posts.

If its a safety hazard or could be a detriment to health/safety, then it will be a problem with FHA guidelines.Chipping paint, hand rails missing or broken, windows not sealed properly or broken, insulation fallout, mold, termite infestation, cracked foundation, moisture or leaking roof, heating and electric not working and not up to code, etc... 

My version of checking if my number is being marked as spam was calling myself from the caller ID and seeing if my iphone labled it as "Spam" but I'm sure that's not an effective way of  researching lol.

The leak you should have taken care of along time ago! 

I have been looking at a property that has a severe roof leak.

I just closed on a property and insurance sent me notice they will be inspecting exterior within 30 days.The roof had a few leaks and the previous owner repaired them with a lot of tar!
