I'm curious about the real estate market evolution of the property management industry.

As of right now, two of the units (a duplex) have utilities covered in their rent.

Now I’ve been sitting in the property waiting to sell it, and paying holding fees to my mortgage company and utilities, etc.

Long time lurker, first time poster.I have a business that leases warehouse/office space and I'm looking to buy/build instead.I have met with a couple of commercial RE agents and they did not inspire a lot of trust in me (did not seem aggressive enough or knowledgeable enough).Looking for a recommendation for a realtor who specializes in industrial RE in PDX.

Yet in the Landlord Business (our Industry) people don’t view it as a business.

.- Reducing utility expenses through either separating meters or if you can’t, convert all fixtures to low flow.

I would suggest being present when this happens so you can see any issues yourselfGet copies of current lease, operating statements for 2 years, any appliance/HVAC/Water Heater purchase receipts, utility bill copies from the sellerDecide what you're going to do for property management.

I am looking to get a team together to start investing this year.I am a mechanical engineer working as a sales engineer in the Commercial HVAC industry for the sate of Indiana.  

The gist of the episode was that paying utilities can kill your bottom line.
