What websites to use to screen future renters, how do you collect your rent, should we allow pets, do you allow smoking, etc?

Is there a risk that I end up not being able to build or to pass title in the future to a buyer?

It is a 16-unit.  2 buildings built on 1.74 acres with an additional 3 acres cleared and ready to build on....if I wanted to consider that in the future.

Ultimately I don't know that she deeply cares about "how the sausage gets made" (read: my spreadsheet) because I've closed deals before and she knows I'll close more in the future. 

There was no way I was getting anything out of them and didn't want to spend the extra money taking them to court.Hopefully you can recover some of the money, or at least have the comfort of knowing it's on their record for future rental applications that require background/credit checks.

As an invistor, how would this mold issue affect the sale of the house in the future? 

I am here looking for experienced help as this is our first time investing together and we want to avoid any possible future turmoil as we are family.

She has a lot of equity in the home that is payed of, so what would be a good way to used that to downsize and invest so they we would be better off financially in the future?
