Save that capital for a property.And one final thought: consider buy and hold.

In the future, always do a final walk-through on the way to closing, and write into the contract a monetary penalty for failing to deliver possession by closing date (I use $250-1,000/day depending on the value of the property).  

(I do presentations on the Airbnb laws in various cities.)Finally, if you don't already own your own place here, I think that's the best first "investment" you can make.

I am happy to report, per the chart below, near term lumber futures (1 month out) have finally hit pre-covid levels and we should really start to be putting pressure on our suppliers be it HomeDepot, Lowes, BMC, or any other local supplier you source from. 

So I wouldn't spend more than a year before finally making a move.

You can't learn the most important things from a screen or from a webinar, you only learn the final things you need to about investing in the field.

Looking for an insured GC to let me know what's wrong with the property we have under contract and to get the final touches done for once we close. 

Should I price each individual piece as a stand-alone investment and then combine them for a final offer price or are there either hidden challenges or advantages to a sale like this that would either make it harder or easier to manage?
