I would personally try for a Quadraplex, it is my favorite investment property for a multitude of reasons (One roof, one yard, one veneer).

The property won't cashflow much in year one, just $105/month, but with all of the development happening in Long Beach, I'd very happily own a cashflow-neutral property there and watch it gain in value over the next decade.Plus, this listing has my FAVORITE feature in a Socal building: a garage built under living space!

My personal favorite is when they mail you an unsigned check and pretend they "forgot" to sign it.
