Lenders and Financing Question for BRRRIf you bought 2 properties with cash and are currently in renovations expected to extend into April, what would be your strategy if you were anticipating refinancing with a Fannie/Freddie agent given the 7% cap?

Seller agreed to extend the financing period further with no further EMD until 3/15/21.

While wholesaling business is likely to suffer in any sellers market.

If he begins living there then that is a lease violation in most cases, at which point the current lessee may be the one to suffer.

Turns out we were right and no lateral on our property so again after much hand wringing etc they extended the valve and placed a lateral into our property.

So do I just suffer. ?

But I was (in her words) "heartless while her family suffered" because I didn't get it fixed faster. 

If things don't add up, matchup, they don't meet the income threshold, background check doesn't check out, or there is unwillingness to be forthcoming on even the most basic of information, then I don't extend and invitation to tour the property.

Also... find a property before you sell, the window to buy during a 1031 can be extended to 180 days max, and inventory is almost non-existent.But where are you going to find something for $362k which is going to make ANY money?

Be prepared for the moratorium to be extended.
