What a good read.

I graduated from the University of Puerto Rico in May 2017 and during this period a friend recommended that I read Rich Dad, Poor Dad.

I didn't read the whole thread but here's my advice.

Not speaking from experience here only what I've read.

I am starting out with REI, so I've spent most of my time reading and learning.

The plan is buy and hold and to re-invest all earnings to buy bigger and more properties. 1031 and cash out refi are two strategies I plan to employ, but I'm not sure how using an SDIRA would change that... if at all.

Credit them for the time the building is uninhabitable, if they want out of the lease my reading of the law is they can without penalty.

I apologize in advance for the long intro post and hope you will read through and provide some wisdom.  

I read "Finding and Funding Great Deals" by Anson Young, and I was surprised by all the different motivations to sell their home a person may have and the different ways to find the appropriate information to target this people.
