(I don't know, I didn't work it out myself)...Other than the neighborhood concern that has already been addressed, the main reason I would be against your quoted Pro Forma numbers is that at the end of the day, you have only turned your initial equity of $34k into a (hoped for) $41k equity, which is not enough of an increase to be able to continue a "Buy, Rehab, Rent, Refinance, Repeat" strategy.

I love to drive around and evaluate addresses for BP folks interested in my area.Be sure to add a profile photo, listen to the podcasts, and setup key word alerts for your interests and geography.

Anyone out there find a service that just dose address and phone number listings anymore?

I just signed up for BP and this thread is addressing one of my biggest questions.I'm seeing the same thing as the previous posters.

If you want to PM the address, and maybe the names involved, I'll see what's in the public records.

I've been to the county sure to pull up the tax records but the homeowner address is the same as the vacant home.

Another thought I had was to stick with the logo for now...and then maybe in a future mailing to the same address add in the photo.

Make sure they understand the unit must be maintained and all your concerns addressed from this point forward.Also, require them to report all maintenance needs in writing to you within 24 hours from which they are aware of the problem.
