I am an industrial broker with a large shop and we are seeing increasing barriers to entry especially in in-fill locations with little to no vacancy, however development opportunities by big players such as Opus and Duke being created due to a need for distribution hubs and the e-commerce effect.

Respond to first e-mail, do not respond to any follow up e-mails from the tenant, basically ignore all requests and complaints from that tenant.Complaints always get the same response ….

Much cheaper than a PM and you have more control over them.Nathan I comment on Mindy's post.. while the pod casts for the movers and shakers out there are very encouraging for newer investors they tend to be self serving for the guest I E the guest is usually selling something etc..

My question is should I lower the rent slightly and only allow electric heat usage (which is separate for each unit, so tenant pays), or keep the rent a little bit higher and include heating (with the monitor system) in the rent.
