Respond to first e-mail, do not respond to any follow up e-mails from the tenant, basically ignore all requests and complaints from that tenant.Complaints always get the same response ….

@Sal SanIf its a large property, Appfolio or Buildium is great.If you file just schedule E, Beaver is good. 

If your girlfriend didn't claim the rents, then you need to go back to your CPA and have him or her file an amendment to do your schedule E correctly.

My question is should I lower the rent slightly and only allow electric heat usage (which is separate for each unit, so tenant pays), or keep the rent a little bit higher and include heating (with the monitor system) in the rent.
