If your in an area where taxes are high, or the maintenance/HOA fees are high - mention in the description that you can give a credit to the buyer for 3, 6 or 12 months of free maintenance or tax payments.

I am afraid the seller and the buyer would eventually get to talking then find out how much I paid for the property and how much more I am selling the property to the end buyer.There is one more issue with the description of the property.
