It is right across the street from the beach (you can walk to it in less than 30 seconds), so it is very close, but one building in front blocks most of the view of the beach.

. ;)Mostly the small MF's are a no man's land in my view - picked over by anyone who has transitioned from small landlord to larger player.   

It took a while to rent and I wasn't getting much interest but as soon as I listed in the add I was adding a fence I got a lot more viewings and the person who ended up renting mentioned that they would not have without the fence.  

You need to find out where you can view those cases.
