Realtors sometimes knowingly overprice a property to test the waters, so if you come in at 80% and your appraisal comes back at precisely that amount, then you've basically paid full retail price.Don't worry about insulting Sellers. 

2 bed 2 bath town home with small fenced in yard in a quiet beautiful neighborhood with great schools (I just got lucky, I don't have kids yet) What made you interested in investing in this type of deal?

The other parcel has 3.5 acres which has an all brick ranch house built in 1967. it has 3 Baths, 3 Bed. 2 fire places. it was custom built. cedar closets, knotty pine wall, partial finished basement, two fire places (one brick one marble from italy) It also has a HUGE cinder block barn (2 levels) on the property (as it used to be used as farm land a long time ago).

The entire complex is also being sold completely furnished with high-end furnishings throughout... subzero refrigerators, bed linens, high-end furniture, etc. 3.

Looking at a single family house that i will rent out in a small town outside of Toledo, Ohio. 4 bed, 2 bath, about 1500 square feet.

@Adriel Hsu IMO 10% cash for class C is way too low... my rentals are in a strong C area with average rents for 3 beds in the $1,500-1,600 range and I look for 8%+ cap, 15%+ cash on cash.

Purchase price $250k (5% down conventional at 4.5% interest) Principal , Interest, Taxes and Insurance = $1463/month down payment 13k1600 sqft 3bedroom 2 bed house.

This has been a favorite strategy for myself and many clients I work with, either on the investor side or retail/ investor side (those buying to live but want to lower their monthly costs as well).
