Do I need cooling unit?

Looking at a single family house that i will rent out in a small town outside of Toledo, Ohio. 4 bed, 2 bath, about 1500 square feet. It has forced air heating but no cooling unit, is having a cooling unit a necessity? And if there are any contractors does anyone know how much those cost to install and how much that affects the ARV? Please try and answer all the questions if possible, thanks!

LOL come on Ohio & Upstate NY you need cooling units as much as you need in ground pools to use for 38 of the 365 days
