I have to use a management company, but in my experience as long as you screen them well and keep them on a short leash and occasionally visit the properties, you shouldn't have a problem.

I think it's one thing if someone has an older kid and is divorced with every-other-weekend visitation, but then I'd be afraid of them taking advantage and trying to have the kid over all of the time.

@Jacob Forbis I'm sure you already know this but they may not have a good grasp of their own financial situation but will undoubtedly assure you all is well.If it were my place, I would give them notice of the end of the lease and tell them you will write the check for the SD when you get the keys at the end of the month.

When you want to include travel expenses, make sure that you can substantiate this trip such as having a list of properties that you visited, the name of a real estate agent you spoke with (if appropriate) and any analysis work you did on the properties.
