Rent-o-meter and craigslist have been great for setting a benchmark for multi but I am looking for additional sources to vet out what rents would be for SFH.What would be greatly appreciated is some insight into how to better evaluate cities to invest in and recommendations or thoughts from people from the MKE area about the cities I am considering.

I could see it if Columbus has been having a better recent rate of appreciation than San Diego, but that is not the case.In addition, the predictions I have seen for San Diego appreciation in the near term have it continuing to be near the top of the nation.

This way you can use good debt to buy your properties. i have also learned there are local federal programs in your home county that can assist you with paying your down payment and closing costs on your first property called SHIP program, or other programs like USDA or FHA can get you vey low down payment rates. hope this helps!

I think what's happening is lots of floating rate debt and bridge loans were taken out on deals in TX and the Southeast.
