The county list helps me look up info faster, and is the most accurate in my experience...I agree with Direct mail being an additional funnel to brokers and relationships.

Besides, those numbers are not particularly accurate for most neighborhoods "around Prospect Park", which by the way, encompasses a lot of different neighborhoods, ranging from Park Slope to Flatbush, which are going to be VERY different in price point.

@Boyd Dixon I have student loans as well but found that you can lower the payments based on your income even if they are deferment so that the payment amount shows more accurately on your credit report.

@Julian JohnMake sure you are running the numbers accurately, if you guess what property tax, insurance, or hoa fees are, you are going to run into a lot of trouble.

I am not sure trying to find a comparable CAP rate when a significant part of the building will not be sustainably leased will give you an accurate picture.
