The product, as you mentioned, has a very thin wear layer AND the plans tend to be so rigid that I spent a decent amount of time fighting the warping from the pallet bands and cracks in the cheap T&G parts.I've since moved to a twice-the-price ProCore LVP product from Floor and Decor that has matching quarter-rounds, stair treads, and about anything else I need. 

Also, please send referrals for general contractors in the area with good pricing and experience.

Do brokerages tend to let these roles have flexible hours, or are they usually more of a 9-5 thing?

One without stereotyping, all of nothing language and an acknowledgement that wholesaling as a tool has a place in the Investor kit.That's my opinion, but tends to get drowned out by people with way too much time on their hands for typing.Hope that helps.

They may also have a few referrals on people who are trying to sell their older, used mobile home to buy a new one.

I asked the question because I’ve found some PMs tend to favor taking the easy route - like replacing something instead of fixing it, which can blow out maintenance costs. 

.- charge higher monthly rent - tenants tend to trash the place less since they are going to own the home - tenants are responsible for paying the repairs which save money - no property management (tenants self manage)- no realtor feesThe only pro I can think of for a rental is that you hold the property longer so you get more cash flow over time, but I feel like the pros for the lease option outweighs the the pros of a rental, especially because you can buy more houses and do the same thing after selling it, and much faster.
