I have student loan debt in the 20k area, and drive paid off vehicles that require a lot of upkeep to keep running me 120-150 miles round trip to work.

Each time I've not paid attention to those yellow caution/warning lights (similar to what you're seeing) it has cost me.  

All it is is a rental subsidy paid by the local housing authority.

This is my first report and just paid to be a pro member, so I apologize if did the report incorrectly.

@Nick McBrideFirst you have to determine what is your responsibilities of paying and what is the tenants responsibilities of paying.As a general rule - the landlord's expenses/allowance will include repairs/capital expenditures/vacancy/property taxes/mortgage interest/mortgage principal/etcDepending on the county - Water and Sewer can be included in property taxes and be the responsibility of the landlord.Items such as electricity/water/gas is up for negotiation to be paid by either the landlord or tenant depending on what is said in the lease.

I always paid for all my materials out of pocket, and then paid the contractor in pre-arranged increments to be paid when certain milestones are hit.

When you say its common to loose money in due diligence is that because you lose your EM when you back out or is it because if you back out you are losing the money you paid to other subs (i.e. land planners & engineers)?

We have paid down the loan to $150K as of 10/1/18 and the market value is appx $325K Lessons learned?
