There's a pocket of really cool homes in the historic district that you can get tax breaks on if you fix them up (intricate process) and there's a good opportunity to BRRRR in the area when that's not the case in much of Durham due to home prices but renters are there - you just have to know what the renters want :)It's also a cool little area nonetheless with great people and awesome food.

Electricity has been off for days, full fridge of food that is rotting, dog poop EVERYWHERE, most of his furniture and garbage is everywhere, baby room still has crib, changing table even a car seat, hell they left their keurig, the only thing we see missing is their tv and clothes--multiple holes in the walls chewed out from the dogs.

Once you get really good, well funded, networked, and experienced, then you don't necessarily need to always find it, you can create it and/or it comes to you, but that is likely an advanced topic for later and food for thought in the meantime ...

Boeing, Damlier/Chrysler, Volvo all have built manufacturing plants here and following on their heels we have Costco building a second store, Lowes and HD both building more stores, Lowes Foods and Aldi's entering the market even as Harris Teeter and Publix continue to expand, Whole Foods/Amazon, etc, etc...

@Garreton SmithHi Garreton,Walking distance services and stores the intended residents will like.Such as certain fast foods, liquor stores, grocery store, convenience stores, medical services, nothing too upscale/unaffordable.Good Lighting at night on the street vs. where the street lights get shot out by the local criminal element so they can sell drugs in darkness.Good Luck!

Gambling is everywhere now and already much closer with Philly under an hour away compared to NYC at two and half.Hotel room occupancy and food/beverage numbers are strong here.
