It was the opposing attorney who picked up on it and brought it to the attention of the judge with the argument that it was "half baked" "do it yourself" lease and it was clear I was a"seat of the pants' non conforming landlord etc etc etc......

There should at least be a rule that any additional fees outside seller commission must be disclosed before showing any home to someone, so client/customer can make an informed decision whether or not to use that firm or find someone else to show them the property.
