I recently purchased a course on real estate investing and have decided to focus on single-family flips and rentals.

As a person who is new to Real Estate and Real Estate investing, is it best to save up cash or do a cash out refi on your personal home to purchase a 2nd home (1st rental)?  

I have a new builder now, but because the roof is already on and it is 80-90% complete, I can't find anyone who will write a builder's risk policy for it.

Can I provide a 90 day notice to Housing Authority Tenant that I do not intend continue renting after the 12 month lease ends on October 31st with no cause.

The main players in this space are Guidance Residential and UIF, but it turns out that they may just be purchasing a Freddie/Fannie loan on the back end to finance the deal and then structure it differently for the buyer - which isn't in accordance with their religious rules.

Some place that I can reasonably visit myself if need be on a weekend.

Meanwhile if this is a single family home but is in an RM1 zoning district (as an example) you can usually get a use permit (number of units is based on the lot size).

Every time the weather pulled a new one, their team adjusted and made all of the conference goers forget what was going on outside and focus on all of the networking and learning inside.
