Hello,I am in the very early stages of talking to a couple of different property owners about the possibility of buying their existing rental properties and them carrying part of the total purchase price as a 'second note' (assuming other lenders would only want to lend in the first position.These properties range from 6 to 8 units owned free and clear, a 6 unit with about a 40% LTV loan on it, and some single families that range from free and clear to 80% LTV loans.These could be done in a SDIRA, or not, depending on the benefits to each way.

@John K.Our lease (actually the schedule 'A' to our lease) identifies the tenant is responsible for any by-law infraction fines assessed as a consequence of their failure to fulfill their obligations and responsibilities (put out garbage, clear snow, or mow the lawn, having non-operable vehicles on the property, etc).When we receive such a fine from the City, we pay it and then send the the tenant a letter and invoice for the amount of the fine, plus an administrative fee to cover our bookkeepers time to issue and collect the invoice {though we typically waive the administration fee on first offences}.

You could of course claim any expenses or reinvestment against that income.You will definitely have to pay state taxes in Ohio.My biggest advice would be to incorporate an LLC with your aunt and make this all clear and legal.

Also, because this is a condemned property, does anyone know if I can send my inspector in with city permission, and not owner permission (she is current on her taxes and mortgage, not sure if that makes a difference...clearly not bank owned).Thanks!!
