When I first purchased the home I attempted to put insurance on the property but the agent came back saying I needed to address a few windows needless to say I didn’t bc I thought I’d get that done during the rehab but the rehab took much longer than I thought now I am trying to get insurance and I think I’m getting told the property is uninsurable because I never had it insured under my name any ideas on what I can do to get around this issue?

As a sidenote, I am curious to see how short term rentals change moving forward (specifically post-covid) as more cities begin levying new taxes on STR owners in an attempt to increase local hotel revenues.

We had an attempt.. we got an e mail from a Vendor that was fake saying they changed bank accounts and please send funds to our new account.. any one who changes accounts is a HUGE red flag..

This will show that you made an attempt to collect rent.* Assuming they say the cannot pay rent because of loss of income you can ask them if they have sought out any rental payment assistance programs to help them cover the rent.

It seems that estimating rental income requires time and effort, which is not scalable when looking and assessing as many as 10+ properties each day.I tried Rentometer.com but had many attempts resulting in missing data when I knew for a fact that the data exists publicly.Are there truly no scalable solutions out there?

“P.S. here is the leak , and I told him I will need to inspect it before calling a contractor , I made and attempt to inspect it and he was telling me he has no time that day .Not to mention anytime he had any problem I send somebody to fix it right away As far as raccoons under the roof , I do need to call the company to come and install raccoon traps .As far as rent in the area , he is comparing to the people who lived in the neighborhood for many years.

Hi all, I'm seeking advice as I'm looking for 15 year terms on any/all of my rentals:The first two have a remaining loan balance of $77k & $70k @ 5.25%Then another three ranging: $68k, $84k & $94k @ 4%In total I have 391k outstanding on my rental properties.I'm wondering if there are any good lenders I should be considering in an attempt to cost effectively refinance, and get my rates down.OR if there is better ways I should be approaching this, for example; is it possible to finance 390k, pay off the properties and rather pay that ONE loan back?
