College Rental Properties

Hello Large Pocket Enthusiasts,

I seek the wisdom of the crowd.  How have you handled Covid and your rental properties in towns where the economy is based around the College?   I am currently looking at some properties that would be dependent on student rentals and I was just hoping to hear if you would continue to invest in this form of rentals (rent by the room) or any other wisdom you might wish to share.

Thanks
