Appraiser verifies rents, you need a lease and a deposit check to match. 

You will need a lease and deposit check at closing and likely an appraisal ordered by lender and rent survey on existing house to match. 

Median house goes up in price to match/adjust to what the median buyer can afford.  

We've had houses rekeyed when tenants moved out and didn't return the keys and the locksmith simply made note of our driver's license (and the address wouldn't have matched the house address) and did it.

As you are building your team, communicate what your needs are up front and see if it is a match.
