What I'm saying is your long "tape" of properties doesn't really prove anything.Actually, I thought the same, but it does prove that in this real world experience buying multiple properties with FHA loans with little down, should expenses come up early on, there isn't sufficient cash flow for the 4 duplexes.

I don’t think it’s wise to use a lease option and I will never unless the renter’s income and credit is sufficient to assure that my increased rents will actually be paid.

(but I've been on my current job as a temp for less than a year) Honestly this one might come down to my ability to write well and my relationship to that particular underwriter - if she got sufficient Christmas cards, etc, from me, if this were a "pick me up" deal that Wells or whatever preapproved you for.

This churn affects the bottom line if there is a revolving door effect.I personally speak with my tenants in a respectful and not overbearing business like manner.As a matter of fact I send them a gift card at the end of the year, as my token of appreciation for their subscription to my business success.Don't misinterpret my kindness for weakness, as the tenants are not my friends, just ancillary business partners.
