I live in a small city so there’s not a huge selection of realtors.

We too, want to "get there first"  - before anyone/agent gets involved.Here is what we do: Select an area/zip/house type/mortgage %/whatever we want to target, and use DataTree (best for houses we have found) to download ALL the ownership & property info. 

I doubted that I had the money, so I researched and learned I could get a loan and be approved for 5% down on a primary residence.I doubted I could convince my wife to move, but when I explained the vision of our life through real estate, she started packing and helped every step of the way.I doubted I could afford the rehab on my soon-to-be rental property, so I created a budget, read about rehab costs and decided to do the work myself.I doubted I could lay flooring, so I watched videos and selected a product that I felt confident installing.I doubted anyone would pay enough to make renting my property worthwhile, so I researched comparable rentals and my jaw dropped at what people were listing rents for.

And even though SECO20 is going virtual, our planning team took special care to select an event platform that provides robust networking opportunities.

I have been in the landlord game for about 5 years now and am still trying to perfect my tenant selecting abilities. 

I'm still learning so I dont know if I have made the best decision as to my Broker and team selection.
