Contractors for ADU in CA

Hello everybody. Brand spanking new to the cash flow game, but very excited to get started. I am in Los Angeles county California and in the process of converting my garage into an accessory dwelling unit. I am brand new at this and I’m looking to see if anybody knows any general contractors in the area that are reputable. Also, I have a few contractors already lined up in the next two weeks for walk throughs and bids. What kinds of questions should I be asking?

Questions to ask:

How many ADU units have you been involved in?

Does my site have any utility easement issues?

Do you foresee any problem with utility connections for sewer, power, water?

Ask about set backs and height restrictions. (side and rear are now reduced to 4 feet and existing detached garages on or inside the 4 foot setback are OK. Height for single story is 16 feet).

Ask about architectural and structural plans - in house or recommended sub contractor.

Ask about what services the GC performs in house and what are sub contracted out.

Ask about contract details and timelines.

Make sure you get everything in writing to protect both parties.

Look up the contractor to be sure they are licensed and have no negatives on their history with the contractor's board.

Ask for total experience of contractor. Verify everything.
